Top Dining, Shopping, and Entertainment Coming to San Tan Valley Marketplace & Downtown For years, San Tan Valley residents have driven to Queen Creek, Mesa, and Chandler for shopping, dining, and a night out. That’s starting to change. With more than 100,000 residents and a new town government, San Tan Valley is finally seeing the retail and restaurant growth its population has needed, led by the build-out of Skyline Ranch Marketplace at Hunt Highway and Gary Road and a pipeline of smaller projects across the community. Skyline Ranch Marketplace is a 31-acre center that sat partly unfinished for more than a decade. WinCo Foods, The Home Depot, Panda Express, and Freddy’s Frozen Custard and Steakburgers are already part of the center, and new owners Pennant Development and REALM are building out about 165,500 square feet of additional retail, with completion targeted for 2027. Five Below had its grand opening July 31, 2026, Ulta Beauty was scheduled for August 2026, Marshalls and HomeGoods held grand openings August 27, 2026, EoS Fitness was scheduled for September 2026, and PetSmart is listed for late 2026. Cold Beers & Cheeseburgers is planned for the former Denny’s site in 2026, and Chick-fil-A is listed for summer 2027. More dining is on the way beyond Skyline Ranch. A proposed center at Gary Road and Skyline Drive lists Mesquite Fresh Street Mex, Wendy’s, a 7-Eleven, and a car wash, still in the approval stage. A planned development at Hunt Highway and Thompson includes four small restaurant buildings of about 3,000 square feet each, a retail pad, a car wash, a charter school, and apartments. Recent local openings include Artojitos LindaMar, Yogi’s Grill, and Los Primos Meat Market, alongside chains like Dutch Bros, McDonald’s, Arby’s, and Cold Stone Creamery. Growth is spreading beyond one corner too. A Terrible’s gas station and convenience store is planned at Gary Road and Skyline Drive, the Shoppes and Offices at San Tan Heights lists a Busy Bees child care center for spring 2027, an OrthoArizona clinic is listed for the first quarter of 2027 at Ironwood Road and Ranch Road along with a restaurant and a Subway, and HTeaO recently landed in the south part of the community near Barro’s and Combs Road. San Tan Valley doesn’t have a traditional downtown, since it grew as a collection of master planned neighborhoods, but its entertainment calendar has grown with the population. The San Tan FEASTival is a free community event in the Walmart parking lot at 1725 W. Hunt Highway, running Saturday evenings from 5:30 to 9:00 p.m. through December 2026 with 15 to 25 food trucks, live music, and activities for all ages. The Town marked its Operational Independence Day on July 1, 2026, taking over services from Pinal County with a community festival at Poston Butte High School, following voter approval of Proposition 495 in August 2025 and Pinal County’s recognition of San Tan Valley as a town in September 2025. San Tan Mountain Regional Park offers more than 10,000 acres of protected desert with hiking, biking, horseback riding, and ranger-led programs. Where you land matters for convenience: central San Tan Valley near Hunt Highway and Gary Road sits closest to Skyline Ranch Marketplace, WinCo, The Home Depot, and Walmart; northern San Tan Valley near Ironwood Road is close to the Queen Creek border with easy access to Queen Creek’s shopping and dining; and southern San Tan Valley near Combs Road is seeing new small commercial additions, though shopping there remains more spread out than in the central corridor.
