You can’t change the past & I do believe everything happens for a reason (so cliche, I know) but if I could go back, here’s what I’d do. 👇🏼
1️⃣ I would have kept my first two houses & turned them into long term rentals. At the time I didn’t understand that the tenant was paying down the loan FOR me. I didn’t see much positive cash flow & so I just thought it wasn’t worth it. 🤦🏻♀️
2️⃣ I would have put less money down on the homes that had such low interest rates. I would have rather had more money in the bank for emergency funds than saving a little bit on my mortgage payment.
3️⃣ Timing the market held me back. I listened to the negative media that the market was going to crash again. I could have easily had $200-$300k in equity if I wouldn’t have listened.
4️⃣ I would be prepared mentally that it takes time to build a home. It can be easy to want to change things & buy things but that can be really expensive & overwhelming. I would have mapped out a plan & budget & remembered it will take time.
